Step 1: Choosing the right partner

Spain’s real estate market is unlike any other—with no mandatory agent licensing, choosing a strategic partner is essential. Over half of Marbella’s buyers come from abroad, and reaching them requires sharp marketing and deep local expertise.

That’s where an exclusive listing makes the difference, maximising exposure and ensuring every detail gets the attention it deserves. Backed by high-end expertise, Norma Franck blends bespoke strategy with the understanding that no two properties—or clients—are alike.

Step 2: Getting ready

Preparation is key. Gather the essentials: title deeds, utility bills, IBI receipt, community fees, and ownership documents (NIE and passport/ID). Missing something? No worries—we’ll handle it together.

Next, we assess your property, set a strategy, and agree on the listing price. You’ll then sign the agreement and provide the final paperwork: Land Registry Report, non-infraction certificate, floor plans, and energy certificate. With everything in place, we’re ready to go.

Step 3: Tailored exposure

Every property tells a story—ours get noticed.

We craft a bespoke marketing strategy that turns your listing into a standout across the right channels. Premium photos, captivating videos, and smart copy go beyond bricks and mortar—they showcase the lifestyle your property unlocks.

Appearances on major international platforms, combined with a powerful digital presence—social media, newsletters, and a dedicated website—ensure it reaches the right audience. We take visibility further with open houses, exclusive events, custom brochures, flags, and QR codes, transforming your listing into an experience.

Step 4: Viewings

After the open house, private viewings take centre stage. We coordinate every visit with direct clients and collaborating agents, ensuring the property is flawlessly presented.

Our team fine-tunes every detail, from scheduling to staging recommendations, enhancing its appeal. This targeted approach attracts serious buyers, creating urgency and exclusivity for a faster, successful sale.

Step 5: Sealing the deal

When offers come in, we take the lead. In Spain, buyers often start below the asking price, but our agents expertly handle negotiations to secure the best outcome.

Your trusted advisor represents your interests, guiding you on when to accept, negotiate, or wait. You stay in control, fully informed at every step.

Step 7: The finish line

Once the purchase contract is signed with a 10% deposit, completion usually takes place at the notary’s office within 4-8 weeks, depending on the agreed terms. At this stage, the remaining 90% is settled, and ownership is officially transferred.

Our commitment doesn’t end here. Through our dedicated after-sales team, we continue to support you, ensuring a smooth transition as you settle into your new home.
